Condo Insurance
Building Property Protection: Covers the interior structure of your condo—such as walls, flooring, and built-in fixtures—if damaged or destroyed by a covered peril (excluding floods). Flood insurance is typically purchased separately through the NFIP or private carriers & may be provided by your association.
Personal Property Coverage: Protects belongings such as clothing, electronics, and furniture against covered perils like theft or storm damage. Be sure to include the Personal Property Replacement Cost Endorsement to avoid depreciation deductions on claims.
Loss of Use: Helps pay for temporary living expenses—such as hotel stays or meals—if your condo becomes uninhabitable due to a covered loss.
Liability Protection: Provides coverage if someone is injured in your condo or if you cause property damage, helping with legal fees and settlements if you're found liable.
Medical Payments to Others: Pays for minor medical expenses if someone is injured in your unit, regardless of fault, and can help prevent small incidents from becoming lawsuits.
Hurricane Deductible: This is a separate deductible applied specifically to hurricane-related claims. It’s usually a percentage of your building coverage amount.
All Other Perils (AOP) Deductible: Applies to all non-hurricane losses, such as fire, theft, vandalism, or water damage from a burst pipe.
Special Coverage A: Expands your policy to cover a broader range of risks to the interior structure of your condo. Instead of listing only named perils, this endorsement covers all perils unless specifically excluded, offering more complete protection.
Loss Assessment Coverage: Helps cover your portion of a special assessment charged by your condo association due to a shared property loss—such as damage to a roof or pool area—that exceeds the association’s insurance coverage.
